As we were able to see at the RENT fair, digitalization has now conquered all stages from birth to delivery of the new program. Land purchase, marketing assistance, personalization, communication with the various stakeholders,… there are digital solutions.
For field research and project validation, today, the place is for collaborative software. They make it possible to identify the land available for sale in a given sector and to verify the adequacy between the real estate project and the PLU (local urban plan) in terms of floor area, building height, shadows. scope … It is a real tool for teams of developers and architects who can, thanks to existing data and the intervention of artificial intelligence, materialize the architectural project and its impact in its future environment and exchange more effectively with the various stakeholders: town hall, engagement committee, neighborhood residents, future co-owners, etc.
On the marketing side, virtual reality is still present and has become widespread. Textures and details have been improved to make the experience even more immersive. The tours are more and more like video games that you can even experience from home! Outdoor virtual 3D models are accessible on all media and devices, both commercial and private, in sales offices, on promoters’ websites or on distribution portals such as Bien’ici. Thanks to these models, it is possible to zoom in on every detail of the program. Both exterior and interior models speed up decision making. Buying off-plan housing is easier and faster for buyers, both individuals and businesses.
The digitization of sales processes is the future of real estate development! Solutions exist to save time for the administrative part of the sale: almost automatic editing of reservation contracts, securing of all the documents required for the sale, electronic signature, appointment planners for each stage of the project (signature, site visit, handing over of the keys, etc.), management of calls for funds, etc. All these tools facilitate the organization of the daily life of the promoter, but also of the purchaser who lives a more serene purchasing journey.
At this point in the column, I can’t help but tell you about Elixir.immo, the online sales platform resulting from the partnership between Bien’ici and the Communication agency Oswald Orb. Starting from the real estate search, we support the potential buyer by offering him a seamless experience from the discovery of the program to the online reservation! Thanks to Elixir, developers benefit from a real e-commerce site where buyers benefit from a complete purchase path with all our know-how in terms of presentation of goods (3D model, integration into the environment, simulator sunshine, map and virtual tours …) and can book independently if they wish.
After the purchase, other innovative links appear. Two sectors are booming: configurators and managers of the Acquiring Modifying Works (TMA) for new real estate! Similar to those that exist in the automotive industry, these configurators have a lot of advantages. They offer an “interactive” dimension which makes decision-making more concrete, they allow the purchaser to quantify his choices and to better arbitrate if compromises are necessary, the transmission of information between purchaser, promoters and builders is more fluid, and the time spent going back and forth between client and promoter is reduced.
We have seen the digitalization of prospecting, design, marketing to the end customer… But that’s not all. Innovation can also be found in the “finished product” – so to speak – starting with the entrance halls of buildings. Many ideas are emerging to modernize this common part. It is no longer so surprising to consider integrating a welcome screen to replace traditional information panels to broadcast important messages from the property manager (managed remotely), messages between neighbors, local information (weather forecast, city information,…) and why not advertising (which can become a source of income for the condominium)… Another innovative installation, connected parcel boxes to follow the development of home delivery and lockers with code collection that avoids filling personal mailboxes or “abandoned” packages in the lobby. Lastly, the management of remote door openings could also be generalized to better manage the flow of “external visitors” or forgetting of keys.
As you can see, the future of new real estate will be full of innovations!
